How Do We Determine Our Offer?

Determine the ARV—ARV?? What the heck is ARV? Well, it’s the After Repair Value. Since Glo is a realtor as well as an investor, she has access to the MLS (Multiple Listing Service), which allows her to see comparable houses that have sold recently, check to see the state of your home (fixed up or not) and determine what a fair ARV would be for your house.

Determine Repair/Rehab Costs—To resell the house for the value found from comparable fixed-up homes in the area. We work with our contractors to assess the most cost-effective way to complete the repairs and rehab, of course, in a timely manner. Over-fixing the house can be just as harmful as under-fixing the house, so this is a tricky step!
